Discuss the project
Tell us what you want to build, your budget and timing, and whether you have selected an architect or contractor. If work is underway, tell us what prompted you to seek help. We review the available information and discuss whether PACM can assist.
Agree our responsibilities
We define the scope, fee, reporting arrangements, and authority in writing. We also clarify how our work fits with your architect’s and contractor’s agreements, including who reviews the work and who approves changes and payments.
Review plans, costs, and scheduling
During planning and design, we can help select the project team, compare bids, and review the budget and schedule. We examine allowances, exclusions, permit requirements, and long-lead purchases so they can be addressed before construction starts.
Follow construction and document decisions
During construction, our work can include site visits, written progress reports, payment and change-order reviews, and coordination with the project team. Reports identify outstanding questions and decisions that need your attention. The frequency and scope are set out in our agreement.
Complete the closeout
We can coordinate the punch list and collection of warranties, manuals, final permits, and other project records. See owner’s representation for the full range of services.
General contracting
We consider selected projects where PACM is the general contractor. For those engagements, we agree the construction scope, payment schedule, and milestones in a building contract. Our construction services describe our experience with remodels, custom homes, and detailed finish work.
